For Indians living in the USA, UK, Australia, Canada, and elsewhere, exploring their first property investment in the UAE.
Off-Plan Projects — What They Are and How They Work
Off-plan means you're buying a property that is still under construction, directly from the developer, based on floor plans and a show unit — not a finished building you can walk into today.
- Lower entry price — off-plan units are priced below what the same unit will likely cost once built and ready.
- You control the full asset's appreciation on a small upfront payment. If the property's value rises during construction, you benefit from the full appreciation on the entire asset.
- You pay in stages, not all at once, which is easier on your cash flow.
- Check that the developer has a track record of finishing projects on time, your money goes into an escrow account, and the handover date and delay terms are clear.
- You can begin with as little as AED 100,000 (approximately INR 25 lakhs) as an entry payment, depending on the project.
Payment Plans — How You Actually Pay for an Off-Plan Property
Off-plan payment plans are usually structured in stages, tied to how much of the building is built. Exact numbers vary by project.
| Stage | What you pay | When |
|---|---|---|
| Booking / Reservation | 5–20% | To reserve the unit |
| During Construction | Remaining % in instalments | Spread across construction milestones, such as every 3–6 months or tied to percentage complete |
| On Handover | Final portion | When the building is complete and keys are handed over |
| Post-Handover (some projects) | Remaining balance | Spread over 1–3 years after you already have the keys |
Ready (Secondary Market) Properties — How Payment Works
A ready property means the building already exists and is either occupied or available to move into immediately.
- Full cash payment — pay the agreed price, government transfer fees, and agency fees, and the property is registered in your name.
- Mortgage (bank loan) — pay a down payment yourself, and a bank finances the rest.
- With a ready property, there is no construction wait, so you can start renting it out or using it almost immediately after registration.
One-time costs to budget for
- Government transfer or registration fee, commonly around 2–4% of the purchase price and varying by emirate, applies to both off-plan and ready purchases.
- Agency commission applies to ready or secondary-market purchases only. Off-plan units carry no agency commission because this is covered directly by the developer.
- Registration and administration fees to the developer or land authority.
Mortgage — Can You Get a UAE Home Loan as an Overseas Buyer?
Yes. Non-resident overseas buyers may be eligible for a UAE mortgage of up to 60% of the property value, at an interest rate roughly around 4–5%, depending on global interest rates when you apply.
- You put down 40% or more, and the bank finances up to 60%; the exact rate moves and should be confirmed with the bank at application time.
How Rentals Work in the UAE
If you're buying to earn rental income, you can own and manage the investment from overseas.
- We find the tenants for you, so you do not need to be in the UAE or search for anyone yourself.
- Rent is paid by cheque and deposited directly into your account; you do not need to collect anything in person.
- You can live anywhere in the world and still collect rental income without visiting the property.
- Rental yields in Abu Dhabi and Dubai commonly range from 5–8% per year, generally higher than many major cities in the US, UK, or Australia.
Golden Visa — Basic Requirements Through Real Estate
The Golden Visa is a long-term UAE residency visa, commonly issued for 10 years and renewable, available to property investors among other categories.
- Own property, or a portfolio of properties, worth AED 2 million or more (roughly USD 545,000).
- The property can be off-plan from an approved developer or ready; confirm current eligible-developer rules when applying.
- It can provide long-term UAE residency for you and generally your spouse and children, renewable and not tied to a job or sponsor.
- It does not require giving up your existing citizenship or residency, and full-time residence is not generally required; confirm current minimum-stay rules because they can change.
Quick Recap — The 5 Things a First-Time Investor Needs to Decide
- 01
Off-plan or ready? Lower entry price and staged payments versus immediate rental income and no construction wait.
- 02
Cash or mortgage? Cash or a developer payment plan is simpler for a first purchase; a mortgage needs a bigger down payment as an overseas buyer.
- 03
Self-managed or property-managed rental? Most overseas owners use a property manager, especially on a first purchase.
- 04
Which area? Match the area to your goal: higher rental-demand areas for yield, or branded and managed developments for a hands-off experience.
- 05
Golden Visa or not a priority? Relevant mainly if your total investment is AED 2M+ or you are planning toward it.
